Tips to present your property ready for lease.

There is no doubt that when a tenant walks into your property for the first time it is that initial feel that they get that will determine how quickly the property will rent. 

The first thing to decide is what type of property and therefore tenant that you will be trying to attract. There will be tenants that will be happy to accept things that aren't necessarily perfect and others that simply won't. 

Put simply though regardless of the price or stature of the property if it is well presented clean and tidy yard etc this will help the property to rent in a short time frame.

The how to guide to present for inspections 

- The first thing is stand back and look at the property from the street. Are the lawns mown? Edges done? Make sure all the cobwebs are down.

- Make sure the property is functional. Make sure that there are no leaking taps, all the lights work, doors handles are intact and that the flyscreens are intact and not torn.

- The property must be clean. Things like the kitchen with particular attention to the oven and the bathroom are a must to be clean. If you are unsure of the detail get a professional it is a minimal cost that will present a great deal of piece of mind.

-  It might be an idea to have the carpet cleaned so that the property not only looks fresh but smells fresh too.

- If the property has a pool it is important that this is clean tidy and leaf free.

- Safety is important too. Make sure that power points light switch fans and exhaust fan are all intact and operable. Not only is this important from a safety point of view but it gives the impression that the landlord is cares about the property which will encourage the tenant to care for it as well.

- Ensure you are covered! Make sure as a landlord you have the relevant insurance. Building, landlord and contents (if the property is furnished). This important not just for the safety side of things but also against rental damage etc.  

Remember the better its presented the better quality of tenant you will attract.
